Marketing Plan
In terms of method of sale I we would suggest going with the strongest option of an Auction campaign.

I view Auctions as a 3 stage marketing campaign.

Stage 1. Initial Marketing.

By tailoring the strongest campaign possible and using our database of over 9000 clients, as well as a strong presence on realestate.com and domain.com we put the property to the open market casting the net far and wide for all potential buyers in all price ranges and draw them to the property for inspections. During this stage we collect as much buyer feedback as possible to determine the properties true market value. If at any time during this stage we receive an offer we deem to be suitable, we can negotiate an unconditional sale prior to Auction and save money on the overall campaign.

Stage 2. The Auction Day.

Using all the information from buyers that we have attained throughout stage one, together we determine a reserve price for the property and take it to the market with a skilled public negotiator and strive to achieve an unconditional result under the hammer.

Stage 3. The Exclusive Listing.

For any reason we are unable to negotiate an unconditional sale throughout stages 1 & 2, we then use the buyer feedback from the first 2 stages and determine a list price for the property to take it to the conditional buyers’ market, statistically property in the area that haven’t sold during stage 1 & 2 of the process will usually sell within 14 days after auction to a conditional buyer who was unable to purchase during the auction campaign.
