Marketing Plan

Private Treaty/ List Price:
When you set the price at which your house will be sold to the public, you are selling by private treaty. The process of a sale by private treaty is often less dramatic than an auction. It offers the following benefits:

 Time to consider offers by potential purchasers
 The ability to extend the time for which your home is for sale indefinitely
 Potential purchasers must make offers for your property ‘blind’, without knowing what other buyers think it is worth.
 Savings on the expenses of an auction

Auction:
You could choose to Auction the house, on site. A lead up period of up to five weeks is recommended for auctions, to allow for maximum exposure of your property to the market. During the lead up period the property would be advertised weekly and open houses conducted on a regular basis.

The benefit of auctioning the property is twofold.

 If the reserve is reached for the house the highest bidder will sign an unconditional contract with settlement in 30 days.
 If the reserve price is not reached then a large percentage of auctioned properties usually go under contract within the next 72 hours.

Expressions of Interest / Tender:
The process differs only slightly from the Auction and Sale by Private Treaty process in that no price is advertised on the property. The Expressions of Interest process also allows the purchaser to have privacy during negotiations.

By choosing the Expressions of Interest Marketing Strategy the prospective purchaser:

 Is required to make a decision
 Does not feel pressured by the Auction process
 Is required to determine a fair market figure
