My approach to selling property is to firstly discuss with the client what preference they have when selling, and then working with the client to decide on what will work best with each particular property, to obtain the best final result. I have had great success with private treaty sales with a price, and with auction, and found different methods over the years that have worked for each individual property, depending on circumstances, time frame, market conditions and time of the year. The best marketing tool available is always great professional photos and a good write up on the home and the area, but just as important, be available to buyers and answer the phone, follow up everyone, even if they don't seem very interested as you never know who is there waiting to make that offer.
