Marketing Plan

Based on the property and the situation there are two main methods that we use to achieve the best result for your property.

Auction - Advantages of Auctions

Competitive Bidding - This makes the buyers bid against each other rather than try and pull your price down. This means the negotiations are always in an upward direction.

Eliminates the Pricing Issue - The reserve price for an auction is usually set just before the auction. Therefore, we will have the benefit of receiving 4 – 6 weeks of market feedback to help us determine the true selling value of the property.

Places a Time Frame on the Selling Process - Private Treaty selling is an open –ended sale process that can continue indefinitely, whereas with an auction the buyers have a set time frame to work within. This ensures that all buyers give the property their full attention during the selling period, culminating in a process that is focused and successful.

Purchase Prior to Auction - The auction process offers buyers the option to negotiate a purchase before auction. The buyer is then required to complete all formalities prior to the auction date. The benefit of this is being in control of the price, plus the confidentiality of the buyer and price.

Unconditional Sale - There is no cooling – off period for purchasers. Contracts are signed and the deposit paid as soon as practical after the fall of the hammer.

For Sale (Private Treaty) - Advantages of Private Treaty

Speed – Unlike undertaking an auction campaign that can take upwards of four weeks to run its course, offering a home for private sale can achieve a far quicker result. Anyone interested in your home can make an immediate offer and enter into the negotiation process with you.

Flexibility – A private sale may suit owners not in any particular rush to sell. Sellers can take their time in receiving offers and selecting the best potential buyer. Sellers can choose to extend the settlement period as well if the need arises thereby providing more flexibility to them. Unlike an auction, there’s no specific set date involved for selling the home.

Privacy – A private sale can be just that – private. They public nature of an auction (especially with curious passers by) can be off putting for some vendors, and others might just prefer to keep their business low key.

Cost – A private sale may be less expensive than conducting an auction as you will not be paying for an auctioneer on auction day. Usually this is around $550.00 for the Auctioneer fees

Genuine Buyers – buyers generally prefer purchasing via private sale, as they know their financial limit and will have some certainty about the price of the home. Therefore, you’re more likely to attract buyers ready to buy versus sticky beaks and buyers still in research mode.
