My professional recommendation would be to Auction the property.
I would conduct 5 weeks of open inspections leading up to an Auction. There are many benefits of Auction, the main points being- Auction prices move in a upward manner as opposed to buyers negotiating a figure downward from your asking price, We quote the property lower than your asking price to attract a larger section of the market, under competition an auction allows for a surprise result, we don't charge an extra fee for an Auction.
Your marketing schedule would be made up of Professional Photography, Floor plan, a large photo board to capture buyers passing by, A4 glossy brochures, letter box drops in the local area and of course internet advertising. This cost will be approx $1300.
There are different levels of advertising available, this can be discussed at a later time. (95% of our properties are sold with the above level of advertising)
