With auction clearance rates at unprecedented levels there is no doubt that the most dominant form of selling is now auction. Whilst private sale is still an option the difficulty with pricing this method in a hot market and the uncertainty of having to wait for cooling off periods to expire means that auctions at the present time are the best form of selling to be able to achieve the optimum sale price.

Added to this are record low levels of quality properties for sale. This shortage of listings is providing more buyers for each property therefore creating healthy competition for an auction campaign.

Couple this with the demand from buyers from Asia looking to move within the school zones of both private and government schools and you have the perfect environment for high prices.

The inner Eastern suburbs are known for benefitting most from a lack of quality listings. At any one time the amount of listings in this area rarely exceeds demand.

With this shortage of stock and increased buyer activity due to record low interest rates, overseas buyers looking to establish themselves in a quality location close to private schools, transport, and amongst quality homes there has never been a better time to be selling.

Our strategy is to maximise your profit by utilising responsible advertising. This does not mean using your advertising dollar as a means to promote our business at the expense of your bottom line. Our campaign is structured around a 2 pronged attack.

We commence the campaign by targeting our known buyers to see if there is someone within our database who could be interested in purchasing your home.

These are qualified buyers who we have met from other open for inspections or are registered with us. We know the price range they are looking at spending and the type of property they are looking for.

If during this pre-marketing period a sale has not been concluded we then commence the preparation of advertising and confirm an auction date and commence the advertising.

At all times you as an Owner have the ability to control what is happening and will be kept informed at all times.

As the campaign proceeds to auction, we ensure that we bring as many qualified bidders to your auction as possible. Meaning that as Vendor focussed agents it is our belief that the campaign once commenced should follow through to auction.

In over 25 years of auctioning properties I can honestly say that I have only ever sold less than 1% before auction once the marketing has commenced. My success rate on the day of auction is over 90% on the day. This is a skill that has been honed by over 20 years experience as an Auctioneer.
