Marketing Plan
As you may have noted, the market at present seems to have somewhat more consistency, more enquiries and solid results. Given the nature of the property, its location and what it represents, we would anticipate a great deal of interest and so suggest an auction as the preferred method of sale.

An auction in essence is a concentrated and compacted private sale with the difference being that there is an auction date. Many people feel that they will have to sell for whatever price is reached on the day, but this is definitely not the case because as a vendor you always have the right to accept or refuse any offer. An auction is also more dynamic and so has the ability of attracting more people. The key features are as follows;
• The time spent on market is usually less than a private sale
• There is no fixed asking price and so the potential of achieving a higher than expected result is possible due to competition.
• The property is open for viewing on more occasions during the campaign therefore giving buyers more opportunities to inspect.
• The realistic selling period is at any time during the campaign, on the day of auction or a short time thereafter.

Both Jan and I consider that Claudio carried out his duties in a very thorough and professional manner, both through the campaign and on the day of the auction. Claudio's skills as an auctioneer were impressive to say the least, as was evident by the result. Another point that was greatly appreciated was the way Claudio dealt with the tenant in a considerate manner
