Marketing Plan
Before I can provide you with a concrete plan and selling strategy, I would appreciate the opportunity to meet with you and have a look of your property.

There are three methods of selling your property and each has its advantage/disadvantages:
A. Auction
An auction is a good way of selling your property as it creates a sense of urgency of the buyers who are competing for your property. We have recently sold our properties in auctions with a sale price which is 10-20% over the reserved price.
In addition, there are other benefits of an auction:
1. there is no cooling off period
2. there is no financial conditions/building inspections. The contract is unconditional on the auction day.
3. The successful bidders are required to pay 10% deposit and sign for the contract for settlement in 30/60/90 days depending on your preference.
4. the auction is just a deadline for your sale. You may be interested in auction with the option to accept a prior offer as well if a premium offer is presented.
The only extra cost of an auction compared to a private sale is the auction fee of $400 payable to the auctioneer when he/she is booked.
B. Private Treaty
It is the most common method of sale that buyers would make an offer to the vendor via a written contract.

C. Expression of Interest
It is a tender process. The buyers would fill in a form to offer informally for the property. Then further negotiation would continue for an agreed price and a written contract to be signed off.)
