My role at Century 21, as the Senior Property Manager is to ensure that we effective, honest and open communication, that regular inspections of your property are undertaken so that you know what is happening with your property at all times, that rent arrears are kept to a minimum and that rents are reviewed regularly and increased in accordance with market conditions.

Marketing Plan

There are a large number of new properties coming onto the market at the moment, the first three months of the year are always the peak time for higher rent and shorter vacancy, however there are a lot more properties on the market than usual. Competition is fierce. Properties need to be marketed well and priced just right.
The first step is for us to undertake an inspection of your property, to meet with you and to discuss what your needs are. We will give you our educated opinion of where your property sits in the market and ensure you are happy with the price point. We can also offer you guidance on presentation of the property if you would like our pinion. We recommend professional photos are taken of the property so as to present it in its best possible layout and then the property will be listed o the internet, in our office window display and also on our rent lists at our Brighton and Carnegie offices.
The reality is that most of our prospective tenants will locate their property on the internet via realestate.com.au. We undertake inspections either via advertised open or private appointment. We never hand out keys. Our property managers meet with prospective tenants, which gives us the opportunity to start our “vetting” process. We ask all occupants of the property over 18 years of age to complete a thorough application including identification, bank statements, employment details and other references. We discuss all applications with you in detail and work with you so that you can make an informed decision of whom you would like to lease your property.
