1840 Real Estate specialise in Residential Property. Founder and Director Karl Niehus’ family arrived in Adelaide in 1840, Karl was born at (formerly) Queen Victoria Hospital on Fullarton Road, Rose Park. Having grown up in Adelaide he has watched the City expand significantly over the years.
He began working in Sales over 16 years ago and about 4 years ago he decided to put his extensive experience to use in the Real Estate Industry with much success. During this time he has sold millions of dollars of Real Estate hitting record price, after record price in his home suburb Marden and other suburbs around Adelaide.
The time came to go out on his own with the goal of providing a personally specialised service for each client, something he was unable to offer while under a corporate banner. 1840 Real Estate is a family owned and operated business, ensuring we remain highly motivated by customer satisfaction.
We don't charge corporate franchisee fees, however, a contribution from every successful sale is donated to a foundation (on your behalf) that has been established, to better the life of a unfortunate South Australian each year.
Because no two (established) homes and vendors are identical, every home has a need for a customised marketing campaign. 1840 Real Estate is highly educated in the Information Technology space and uses it to your advantage, including:
*Internet Advertising (ie. eealestate.com.au) we have the highest subscription available (Premiere Listing), which means your property gets the largest ad, and the top of the page for 45 days.
*SMS property notification to database
*Viral marketing through Facebook & Instagram
*Email property notification to our database (three databases constituting Buyer, Landlord and Investor)
*Signboard and Letterbox Drops
*We use professional photographers.
We view the traditional medium's of Advertiser Newspaper and Messenger Newspaper and hanging pictures in our front window as 'old strategy', however, depending on the property location, we don't rule it out.
Current economics (supply & demand) and suburb location also dictate the method of sale, for instance a three bedroom house that has been built in Blakeview Crossing, at the same time as all the other houses in the street on the same size land with dictate an advertised price, however a 3 bedroom bungalow in the eastern suburbs may have a priceless auction or expression of interest campaign because, "why would you put a glass ceiling on the achievable price?"
We also look at the presentation of the property and assess whether we need our Home Stylist to come for a second appointment. (I have samples of before and after Home Styling, and actual 'offer' differences).
