To price or not to price?
The key to attracting as many potential buyers as possible is to market a property based on features, benefits and merits. When the market changes it is my firm belief that we as agents need to be dynamic and move with it. In the current market we are finding that marketing a property with a fixed list price can be fraught with danger. In a changing market such as this a seller can run the risk of under selling their property using a fixed price method or conversely, over-pricing their property and having it linger on the market resulting in higher days on market and ultimately- a lower end sale price.
