I offer a boutique service. In other words, I do not rely on sales assistants. I do everything from listing your property for sale, home opens, negotiating with prospective buyers and you, the seller.

If I were to be considered as your selling agent, my first priority would be to meet with you to fully understand and appreciate what your requirements are in terms of price, time lines, home opens, inspection by appointment and any other specific requirements you have. I will keep you fully informed along the sales journey. A trusting rapport between seller and Agent is important to achieve the desired outcome of a successful sale at the highest possible price.

Marketing Plan
Selling a property is an important decision. Apart from meeting with you to gain a better understanding of your needs, time lines and selling method, one of my fundamental roles is to ensure I market the property to its full potential to ensure as many buyers as possible visit the property on-line and in person at either a private viewing or weekly home open.

I engage in open and frank conversations with all potential buyers and outline all of the positives that the property offers. After every home open, I contact each of the prospective buyers again to determine their level of interest in the property as well as ask for any comments about the property that I can pass on to you, the seller. This feedback is important as it gives us a realistic guide about the sale price as well as pointing out any negatives about the property that we may be able to fix quickly.

I make an appointment to personally meet with any interested party to discuss with them the benefits of submitting an offer in writing.

Once I have an offer in writing, I will contact you immediately to arrange a meeting to discuss the offer and determine whether to make a counter offer or accept the price offered. I am a skilled negotiator. My role is to negotiate with a buyer until I reach a sale price that you are happy with. I encourage all buyers to submit a formal offer to purchase.

To achieve the highest price possible, it is important that the property presents well (internally and externally).

It is important that professional photographs are taken of the property. The photographs and description of the property are loaded onto website. This is the web site that all buyers search when looking to buy a property. I will also list the property on REIWA's web site.

I will commit to opening the property for viewing every week-end until an offer is accepted by you. I am onsite during all inspections relating to the contract (post acceptance of offer) through to the settlement itself.

I will keep you fully informed of progress and milestones as they occur. I will contact you on the same day with feedback from each home open as well as a weekly 'market report'. This report is a summary outlining the number of home opens, total groups through the property, the number of 'hits' the property has had via '' and the total number of telephone inquiries to date.

If I were to be appointed to sell your property, I will give it my full attention - weekly home opens, call back all parties that visit the home and encourage buyers to write a formal offer to purchase.

I have excellent communication and negotiation skills and l encourage frank and honest discussions with buyers and sellers when negotiating a formal offer.

This market appraisal is based on properties that have similar attributes (age, number of bedrooms, block size, etc) that have either sold or are 'for sale' in your immediate area.
