Regular Open Inspections – We set open homes at different times to attract a larger range of applicants and we are prepared to make private appointments for those who cannot attend at advertised times. We cater for everyone. Private appointments during the week and afterhours allow us to spend more time with prospective tenants so we can highlight the positives of your property and make them feel important. We record the names and contact details of every person who views the house, and keep in touch with them. All our appointments are conducted by the property managers themselves and NEVER outsourced. This allows us to use basic interview techniques to assess the suitability of the applicants and get feedback on the property.

Prospective Tenants Database - We have a database of prospective tenants and their requirements for a rental property. Once a property comes available that meets their requirements, they are contacted for a viewing time.
All applicants are required to complete an application form and provide 100 points of identification. They can do this prior to viewing so that we can begin processing or after viewing the property. We make sure all your tenancy applicants are screened through TICA, Australia's Largest Tenant Database. A lot like credit checks when applying for a loan or credit card, TICA provides tenancy history checks when tenancy applicants apply for rental properties.
Once we believe we have found a suitable applicant we will contact you to get your thoughts and final approval.
Immediately following our call to you, we will contact the applicant and if approved, an email of acceptance will be sent to the tenant to sign the Tenancy Agreement and pay the initial 2 weeks rent and full security bond in next 24 hours to secure the property. Until this money is received, we will continue to advertise the property and process other applications. Prior to the commencement of the tenancy a detailed initial inspection will be carried out on the property where extensive internal and external photos are taken (approximately 500 per property).
A copy of the signed Tenancy Agreement documents including the ingoing condition report and photos will all be sent to you once the lease has commenced.)
