By placing a sales figure on a property, or even an indication referring to "range" (which is now quite common), typically Purchasers only hear and take notice of that single figure at its lowest indication. It's simply their mindset to buy at the lowest possible price, whilst obviously the Vendor's mindset is to secure the maximum price for their property.
To avoid this, it is important not to place a 'ceiling' on a property, particularly in the current market where property sales results are exceeding the expectations of both the Vendor and often the Agent.
Therefore, I recommend a selling strategy of "New to Market". By doing this the market opens up and a higher price is far more likely to be achievable. This can only be done for a period of approximately 2 weeks .... after that, its not 'new'.
During this period buyers are asked to indicate where they see the property situated in the marketplace based on comparable properties they have seen, both in terms of price and accommodation offered.
Not only does this method drive prices upwards, but it provides excellent feedback as to where the public see the property in terms of a realistic and genuine purchase.
