Belle Property has a central buyer database called 'belle exclusive', which is attached to our website. It enables buyers to register to receive alerts on new properties that match their criteria. In addition, we have our own office databases with details of all our contacts and their requirements. Any motivated buyers who might be interested in your property are contacted personally as soon as the property is listed and invited to view it. All other buyers on this database also receive the information on your property.

Competitive Bidding

This makes the buyers bid against each other rather than try and pull your price down. This means the negotiations are always in an upward direction.

Eliminates the Pricing Issue

The reserve price for an auction is usually set just before the auction. Therefore, we will have the benefit of receiving 4 – 6 weeks of market feedback
to help us determine the true selling value of the property.

Places a Time Frame on the Selling Process

Private Treaty selling is an open –ended sale process that can continue indefinitely, where as with an auction the buyers have a set time frame to
work within. This ensures that all buyers give the property their full attention during the selling period, culminating in a process that is focussed and successful.

Purchase Prior to Auction

The auction process offers buyers the option to negotiate a purchase before auction. The buyer is then required to complete all formalities prior to
the auction date. The benefit of this is being in control of the price, plus the confidentiality of the buyer and price.

If your property is not sold at Auction which is a possibility, our statistics tell us that if correctly priced the property will sell with 14 days.

Unconditional Sale

There is no cooling – off period for purchasers. Contracts are signed and the deposit paid as soon as practical after the fall of the hammer.

my reasoning Open homes are designed as an introduction to the home to potential buyers and a private inspection is designed for buyers to
really get connected to the home. I have opted for 30 minutes as I want to create as many buyers in the home at the same time as
this will create “The Hot Property Alert” to potential purchasers.

I recommend a strategic marketing plan to ensure your home attracts the maximum number of buyers, and thus, the maximum sale price. A reasonable investment in marketing, within your budget, is critical to this process. I know how to attract the attention of buyers in a crowded market place. A marketing plan isn’t designed to just find you a buyer - it’s designed to find every possible buyer for your property.
