Fox’s Real Estate was established in 1932 and is the longest-standing real estate agency on the Gold Coast. The current owners, Sue and Mick Flynn have been operating Fox's since 2003 and in 2004, Fox’s Real Estate received the Jenman “Approved” accreditation, which cements the businesses commitment to ethics in real estate.

In July 2020, Kate and Mark Braybrook joined Mick and Sue as partners in Fox’s and to operate and grow the property management business.

We specialising in the sale and property management of residential houses, duplexes, townhouses, villas & units and are a family-owned agency proud of the fact that we offer a highly efficient and personalised service to a large network of very satisfied clients.

With Mick and Sue concentrating on Sales, Mark and Kate are focused on building a strong property management business and providing exceptional customer service to Landlords and Tenants.

Kate and Mark are the daily contact people for Landlords and Tenants. With his construction experience, Mark overseas all maintenance requests, trouble-shoots issues before sending out contractors and supervises all work.

As a former CPA, Kate performs all property management functions in the office including accounting, administration and communication with Landlords and Tenants.

We do property management very differently to other agencies. We enjoy what we do and as business owners, our success depends upon making our Landlords and Tenants happy. We don't expect young employees to manage your valuable asset and we do not have a revolving door of staff. We are mature, experienced and investment-savvy and understand what it takes to maximise the financial returns of an investment property, not just do paperwork and respond to emails and phone calls.

Fox's office in Southport is open 7 days a week to 7pm each night and the Principals are available 24/7 for their clients. We appreciate that most of our clients have day jobs and need our help after hours.

Marketing Plan

We do not hold open houses, we conduct private appointments so that we can get to know each prospective tenant properly instead of letting 30 people come through your home in a 10 minute window.

Our approach is very personal and we will find the right tenant for your property based on listening to what you need and then getting to know the prospective tenant. All our private showings are at times that suit the tenant, we know that people don't work 9-5 Monday to Friday nowadays.

Our marketing package includes a 2D and 3D floor plan, photographs, brochure and the property is advertised on 9 major real estate portals, through the Fox's database and on our website and social media pages.

We screen tenants vigourously and Kate personally understakes all application screening and reference checks. Our energy is spent on finding the right tenant through private appointments and then digging deep into their application to be confident we've found the right tenants that won't cause us or our Landlord issues down the track.

All pets are subjected to a pet interview and we will review tenants social media platforms and speak directly with all references.

You receive daily communications during the leasing period updating you on our inspections and applications. We thoroughly on-board the tenants so that they understand their obligations and how to care for your property.

Comprehensive Entry Condition Reports are prepared with 300+ photos and notes to establish a solid foundation at the start of the lease to avoid any disputes or confusions down the track. Routine Inspections are conducted every 3 months with photos and notes and you receive a full report within 24 hours of the inspection.

We conduct Appraisals every year and 3 months prior to lease expiry we begin discussions with you and the tenant to discuss renewal.

Owners and Tenants have an online portal in Property Tree where all documentation is stored and can be accessed anytime, anywhere. You will always be able to see your reports, documents, tenant rent ledger and statements. End of Financial Year reporting is a breeze!

We are proactive on addressing maintenance issues promptly and Mark always inspects the issue before we ask for approval to organise a contractor, if necessary. We do not receive a maintenance request and then schedule a contractor without understanding the problem and notifying you first.

We keep in touch with our Tenants and Landlords regularly and always respond to as quickly as we can and maintain a high level of communication.
