I did my training with Ray White some 20 years ago and am very experienced . I worked in Double Bay In the mid 1990 ( Raine and Horne). A Lot of those Agents have gone out on their own as well, I keep in contact with some at Ray White . Also My licence include an Auction Licence. I worked as a Mortgage Broker and did a lot of work with Investors. and Home Owners..
Working freelance is good ,I have a lot of Flexibility, I believe I provide really good service and do not work in the normal office hours, ( that means not restricted to 5pm finish)
If a client wants an inspection on a Sunday or out of business hrs I will try and arrange one.

There would be a fee if the property was going as an auction.
I personally think at this time just open inspections Brochure exposure and Internet would be sufficient. plus sending off details to the data base connections.Selling is a good time just before a new season.
This is always a good time for preparing a property for the market.
I will view the property first, this will determine the marketing regarding inspections and the condition of the property . I am always available for a client re inspections as I am Freelance.
I do Sunday inspections if that is what is needed and it suits the Vendor.
If it is occupied there will be a notification to inform them that the property is going on the market for sale. It is good to speak with the vendor to inform of any changes that could help with the selling of the property. and presentation or as is.I give regular reports
Some suggestions maybe.- The owner may want to Auction the property if demand is good( we would use Cooley Auctions) , if this was the option chosen for the marketing of the property.
Or just straight Marketing that would suit that particular property or Private Treaty or Tender
Then after photos and presentation, and the owner is happy the property will be offered on Domain , Real estate .com and all there affiliated sites.
