As one of the first small group of female agents in the Lower North Shore area I have a very large data base both here and overseas . The property will sell with internet marketing. It is not necessary to spend large amounts on advertising in the local paper to sell.
All buyers do check the Internet now when they are searching for property and organise their schedules to view,
This makes it less expensive with costs for you the Vendor.
I have found for quite some time now vendors understand this is what happens and have opted for internet marketing.
Photos will be taken, and we prepare brochures, have a floor plan prepared , and put up a sign board. This is your 24 hour /7 day a week advertising...nothing better!
Buyers will begin phoning in and we should open the property for inspection a half hour or three quarters of an hour on Saturday and mid week. Should the property be leased we will liase with the tenant so we can arrange time to suit them. So as not to disturb them too much.
We should discuss the choice of marketing when we meet ,. While Auction can be very successful , and many buyers prefer this method , there is PrIvate Treaty ,this can also be just as successful particularly in this current market.
I am sure you are aware we in a great market so just an open inspection with Internet advertising will bring many new buyers , and combined with buyers already on our books you could expect to have a quick and quiet sale at a very good price ....and without too much fuss of an Auction. You still achieve a very good price with a Private Treaty sale,buyers will start offering as soon as they inspect .in this particular price range we have so many buyers that your property may quite easily sell from just one open .
We have found recently many offers will come in on the first day open and you can still sell above the expected price.
From a person with many years experience......I think this is what will happen, there are so many buyers in this range at the present time.

A property in this area will be extremely popular and may also sell for more than you expect . Properties in this price range are particularly popular with both owner/ occupier and investors ,and I am a highly skilled negotiator and have sold many properties well over the Vendor's expectations , so you may be surprised.
With a marketing plan and strategy in place you will achieve a much higher price. I achieve a record price for every property I sell whether it is an apartment or a house.
