Marcelle Baardt is a licensed real estate agent with over 22 years experience in real estate. She comes from a long family tradition of real estate professionals. She acquired her real estate licence in Cape Town at the age of 18. 

It was natural for Marcelle to start her career in the family’s real estate business, where her interest in real estate developed into a passion for the industry.  Working for her parents taught her some valuable lessons and their passion and love for their clients became her example. I guess it’s fair to say that real estate is in her DNA!

We will sit down with you and listen to your thoughts and views on selling your home. We will work together to tailor a marketing plan for your property. You will receive a marketing action plan calendar.

We send out a professional photographer to take pictures of your property's best features. Over 90% of all home buyers now shop online, so it’s critical that your photos are very high quality. Great photos can create a great impact.

We will create a high definition virtual tour of your home.

We will post your listing on our MARCO REALTY website. In addition to our website, your listing will appear on other real estate websites such as real, , gumtree, and our various over seas websites.

We will erect our very unique tall “for sale” sign in your yard.

We will contact all our buyers, investor club members and those who have passed through or have scheduled buyer showings with all our agents

We will conduct periodic open houses as your schedule allows.

We will create a professional, high quality marketing booklet for every person who tours through your home. This booklet highlights the features of your home and neighbourhood, including information about schools, parks, entertainment and shopping amenities.

We will advertise your listing on all social media sites.

We will place regular paid regular advertisements in the local newspapers.

We will utilise text message marketing. Your yard sign will include a text message number and QR code. Our system allows us to store the buyer’s number so that we can to follow up directly with potential buyers.

We will create professional printed flyers which are distributed by our hand picked staff.

Create a high quality, electronic flyer that you can email to your own network of friends, neighbours, co-workers and family members. Your contacts can then spread the word about your listing to their acquaintances.

You’ll be provided with regular updates on market changes in your neighbourhood, including information on price changes, new homes entering the market, recent accepted offers, and recent closings. Our goal is to make sure your home remains comparative with other homes on the market in your neighbourhood.

We will provide you with regular feedback from buyers who have toured your home to make sure your marketing plan stays on track.

We can customise your marketing plan to include a number of additional marketing strategies, depending on your goals, property type and location. Here are some examples.

Announcing your first open house by sending a postcard to households around the neighbourhood a few days prior to the open house. This strategy makes sense in neighbourhoods with relatively low levels of houses for sale , and in neighbourhoods where residents recruit their friends to move to the area. In some cases we could also announce your open house by sending an email to the people in your neighbourhood.

Conduct a neighbourhood- wide open house.

Place directional signs in your neighbourhood. Depending on your location, some well placed signs can help guide commuters to your home
To sell your home faster, we have agreements with certain agencies to work together to sell your property , this is called a conjunction agreement. Working together means we have access to more potential buyers and your house gets more exposure which can sell your home faster.

Arrange “just listed flyers” to be delivered to other households in your neighbourhood.
