Marketing Plan
Advertise the property as an Auction or Private Sale and invite all buyers off our database firstly with a VIP email blast or expression of interest invite and then go live on the Internet accordingly after that. Advertised price can be as simple as a price guide or a range (depending on value/property etc) which buyers tend to put on 5% -10% to that price anyway or we can just advertise the price as 'comparable sales available upon request' which seems to work well in regards to getting buyers enquiring and coming through the property at inspections. This also lets us engage the buyers price thoughts with out us telling them a direct price, this is what the vendor wants etc...
We provide comparable sales within the surrounding area or suburb with sales that have happened within the last 6-12 months and give the buyer so much information that they are already thinking of a premium price in their head. With a majority of the properties on the market in the area, we are always dealing with at lease 2-3 buyers who have missed out on the last property that sold and ready to purchase immediately. With an over supply of qualified buyers & having a number of properties on the market currently, there are definitely numbers there that are looking for a specific property/home and are ready to inspect or negotiate before even hitting the market. In regards to fees/commission for a private sale or Auction sale, our company does not charge extra for an Auction service or sale, as it is part of our service and package, all our auctions are also conducted by our own accredited hockingstuart auctioneers that work in our office (not outsourced). Also our marketing is not done in house with our own cameras etc. We employ professional photographers and marketing companies to conduct all our marketing/advertising which is definately a point of difference. i would be more than happy to discuss and show examples of our process in regards to the whole sales campaign, getting your home ready for the sale and the marketing aspects moving forward.)
