Michael Monikowski, graduated from architecture at Silesian Technical University in Gliwice/Poland in 1987 and worked in the architectural profession for 10 years onwards in Poland and Australia (and as a student also in Switzerland).
He has been in the Real Estate industry since October 1998, first with Elders Real Estate and then with Propertynet International in Applecross, which later opened this office and became known as Professionals Propertynet in Atwell.
He has been involved in various aspects of the profession, including sales, marketing, property management and office administration.

The Selling Strategy will depend exclusively on the property itself and on the Owner's circumstances. Of the three main ways of marketing by:
it is, in our area and in the Perth Metropolitan area in general, the latter which is the most popular and which achieves the best price. But this will be determined by the individual circumstances of this particular sale which of the method will be applied.
In the case of the Private Treaty, the individual circumstance will determine the starting Listing Price, which should be clearly defined (this includes brackets like "From... To..." or "Offers from..."). We are trying to avoid price indications like "Expressions Of Interest" or "price On Application", as these have been proved to discourage prospective purchasers from making offers.
As our Website www.propertynet.com.au is directly linked to 6 other Real Estate websites (including realestate.com.au and reiwa.com.au), an entry of a property onto our website downloades the listing directly onto the remaining 6 websites, which offers the maximum exposure of the property on the Real Estate market.
We ALWAYS place a large, at least 4'x6' signboard in front of the property (unless the Owner specifically wishes not to have a signboard) with at least 7 coloured photos of the property and full description of it, including rates. At the same time we ALWAYS avoid marketing of a property through the use of a sign displaying only and exclusively the details of our office and selling agents (which happens in case of some other agencies).
We ALWAYS print at least 4-pages-brochures A4 size (i.e. A3 folded) with at least 12 photos of the property and WHENEVER POSSIBLE including (as the 5th or 6th page) the plans of the marketed house.
Albeit I usually take most of the photos of a property myself, we are also working with 3 professionals photographers, thus being able to start marketing almost immediately (if one photographer has other appointments, there are the other 2 available).
As we do not know the property as yet, we cannot determine whether an "aerial" photo of the property would be necessary. If it is the case, we have good relations with companies equipped accordingly to deliver such photos as well.
I am happy to discuss all other aspects of marketing either with your Office or with the Vendor personally.
As for the marketing fee (see below), a private Treaty will incur a fee of less than $1,000. In case of Auction, most likely around $2,500.
As for Private Treaty, the marketing fee WILL be included in our Selling Fee ("Commission") without any need to reimburse the Agent by the Vendor. The only instance when we will charge the marketing cost is if the property does not sell or if the Owner decides to withdraw the property from sale. Thus we would only be paid the cost incurred on us by the marketing process.)
