Each method has positives and negatives and as every property is different we need to consider the best way to achieve the result you are looking for. Paul and I are experienced in each technique and after collaboration and consultation with you we are able to guide you on best option depending on your specific situation and market conditions. Should Auction be a consideration we differ from other agencies as we do not charge an auctioneers fee.
MARKETING - Unlike franchises who have set marketing packages we are able to offer you a flexible marketing plan. Marketing involves reaching the widest target audience and knowing what works and what doesn't work. Our marketing recommendations are based on the type of property for sale and the budget of the client.
ONLINE - Advertising on the internet is now a necessary part of marketing a home. For this reason we use Premiere Listings on www.realestate.com.au (not all agents do but this is how your property will stand out from the rest). 56% of consumers don't look beyond the first page but with a Premiere Listing they rotate to the top of search results every 15 days for the first 45 days helping to keep it more current. Premiere Property Listings receive 5.5 x more email inquiries and sell 49% quicker than Standard Listings.

PRINT – Advertising in the paper (Saturday's edition of the Real Estate Guide) is optional however, as agents we have the experience in knowing that even with the best online inventory there is no guarantee of being seen by all potential buyers.
Exposing your property to as many buyers as possible can create competition and hopefully a premium price. Statistics show that properties for sale that are advertised in both print and online are more likely to be sold than those that use just one medium, spend less time on the market and discount their sale price less.
SIGNAGE - "For Sale" sign erected at the front of the property. Signs are still a powerful way to sell a property. Remember the old saying of "You Can't Sell A Secret".
PHOTOGRAPHY - Professional photography is optional but is highly recommended as the photos buyers see online are often the first and sometimes it may be the only chance to make a good impression. Pictures that are poor or less than flattering can turn buyers off, leading to fewer leads and offers. Prospective buyers want to picture themselves living in your property and investors look for a property that will appeal to a broad spectrum of tenants.
INSPECTIONS - When selling your home the first 21 days of marketing are crucial; your property will be on the market in competition not isolation therefore it is our job to make it shine. We have experience in being able to advise you on how to present the property for sale ensuring that it is staged to its fullest potential even little changes may have an effect on your selling price.
OPEN HOUSES - (optional) we conduct open houses on the weekends for 30-45 minutes or if you prefer inspections can be by private appointment only.
DATA BASE - When we are about to list a property we always review our data base of buyers to see if there is any interested parties. They’re our ‘hot’ buyers - the ones out there actively searching for a property. If successful this process can save the vendor time and marketing dollars.
CONJUNCTIONS - (introducing other agents interested buyers) we conjunct with every agent in town on a reciprocal basis – not every agency does! You only deal with our agency and we share our commission with the other agent.
BROCHURES - Coloured brochures handed out to clients and placed in the office window.
DIRECT MAIL - We deliver a high-quality "Just Listed" flyer to neighbours and the surrounding area.
SALES TEAM - The Peter Snow & Co sales team view every new listing on a weekly stock run. Should a colleague within the office have a buyer for your property they will organise an inspection with their client and we will take their buyer through.
