After a complete discussion with yourself, and with your approval, it is my personal opinion that the best possible selling strategy for your property is an auction process. This will be in total, a six week process with the initial two weeks being the organization of the marketing plan, the taking of photos and the floor plan and importantly, getting through our database of literally hundreds of buyers in order to get them through your property.
While I advocate the auction process, this does not mean we cannot sell your property prior to auction should you so wish. By taking through our database of buyers prior to the marketing campaign, we give them the opportunity to secure the property at your price and save you the marketing fees which I will outline further in my submission. Moreover it allows us to see what the marketplace has to say in regards to feedback on your property.
Should we go through this two week process without a satisfactory result, we will then proceed with our four week auction campaign. This will enable all our marketing tools to take full effect in order to maximize your price. We are currently the only agent, who with your approval will open your property to the public five times a week on a Tuesday, Thursday, Saturday (twice) and Sunday. We will then have ten thousand professionally dispatched letterbox drops placed in the vicinity around your home. Your property will be placed in the Greg Hocking magazine, which has a circulation currently in the thousands. The above processes are our points of difference, only we can, and will, offer them to you. In saying that, other processes such as our internet and local paper packages are relatively similar to every agent in Victoria.
We will have at all times two agents at your property for opens for inspection, not only for security purposes, but with the intention of building trust and support with the buyers in order to allow them to be confident in bidding for your property. Our Director and Auctioneer will be participating in most opens and all meetings with you as the vendor.
