All buyer enquiries are responded to promptly and I use a combination of open homes and private viewings as I believe it is crucial to make it as easy as possible for the buyer.
I do not advertise open home times until late Wednesday as I try to encourage potential buyers to call me. This allows me to engage in a one on one conversation and enables me to start acquiring information crucial to the negotiating process.
I also do not list the property as under contract until the contract is unconditional, thus I continue to get enquires and should the contract fall over, I would potentially have back up buyers for the property.
