I would recommend as an example (based on the property having an accurate realistic value in the marketplace of approx. $450,000 in the current market) price the property at a fixed price of $459,000.
If I am expecting really solid interest in a property, I would look at marketing the property in a "price range" (private treaty), using the above example I might look at marketing "$440,000-$460,000".
This creates urgency amongst potential buyers and creates a situation like a "silent auction", scenario where potential to exceed the top of the price range quoted can be achieved.
