Our marketing will incur an advertising fee of $550.00. This covers a part of the following and the balance is paid for from the commission.
WINDOW CARD DISPLAY- it is our policy to display a double Window card in the office window in a prominent position
SIGN – We will place a highly visible sign outside your property – the sign will be seen by many people, some at least twice a day – a great marketing tool.
INTERNET ADVERTISING - All of our listed properties go onto 6 web sites –www.realestate.com.au. www.homehound.com, www.irene.com.au, www.ratemyagent.com.au, www.thehomepage and on our own website www.mypropertymanagement.com.au as well. Many other websites pick up from realestate.com. Our package with realestate.com.au includes the facility to have our Exclusive listings brought back up to the first few pages each month.

Coast & Hinterland Property Guide which is published fortnightly
OPTIONAL ADVERTISING: For an Exclusive Agency, the marketing listed above is our standard package. Other avenues for advertising in the area which would require your contribution are:

A highlighted Ad on realestate.com - $830.00 for 30 days
A “Premium Property”Ad on realestate.com - $1,739.00 for 30 days ensures that it stays among the very first in your area on realestate.com for 30 days.
An e-Bochure generated by realestate.com that is distributed to anyone who is listed as having an interest in this type of property in this area. 0.77c per brochure and usually costs between $350 and $500. As it is distributed by realestate.com and not by us, we have no control over the number that go out. We can ask for a quote, however, once your property is listed on the site with them.
There are other options that you may wish to follow and we are quite flexible and happy to discuss these with you.
OPEN HOUSE: An Open House is a matter of your choice. Some owners prefer inspections with Buyers by appointment and some like to do both. Should you wish to have Open houses, we can have them weekly or fortnightly at a mutually agreed time. We usually open the house for an hour, but that is also up to you. You may remain at the property or go out, but in the case of a property where there is a great deal of infrastructure, we would have a second person from our office on site for security reasons, if you are not going to be there. An Open House is advertised on the property’s Window Card, on the Internet at our expense and also on our Facebook page. You may also advertise it in the Sunshine Coast Daily (and we will ask that this advertisement be paid for by the seller – it is currently $283.00,)
CONJUNCTIONS: We conjunct with other agents who may have a prospective Buyer for the property, and divide the commission on a 60/40 basis with 60% coming to us to help cover our marketing and contract management costs. Some agents in the area will only conjunct with agents from the Coast or Brisbane, but it is our policy to endeavor to do our best to achieve a sale for your property.
OPEN LISTINGS: We usually do not advertise open listings in the local publications unless we do not have enough Exclusive listings. Occasionally we may have a spare space and then an Open Listing is popped in. It would be listed on the 6 websites and have a single window card in the office display window and a sign at the front of the property.
Extra Information to Support the Proposal
While the market is starting to move, prices are not yet raging. However, it is your property and we are happy to list it at whatever price you advise – within reason, of course. We suggest that we give you a Comparative Market Appraisal (CMA) which will show where your property is sitting in the current market. It gives a list of properties that have recently sold and the prices they went for and some statistics that you may find interesting. In reference to the marketing above, please be aware that all items are negotiable. It is your property and we are happy to discuss the best way to market it with you.
COMMISSION: The new Property Occupations Act has come into force on the 1st December 2014 and Real Estate commissions are now deregulated and in future will be governed by local competition. We charge 3.3% for an Open Listing and 2.88% of the purchase price for an Exclusive Listing - both of these are GST inclusive. However, we charge our Local Agent clients at the discounted rate of 2.2% including GST.
