I would strongly suggest selling by Auction. Most of my recent sales have sold at or before auction and are they are selling well above the reserve.
An example of this is: I have just sold a home in a neighbouring suburb. We had a 4 week auction campaign. It was extremely successful, very busy at opens and with enquiries, and had a number of registered bidders competing for the property at auction day. The home sold $115,000 above the reserve! We had 4 buyers who really wanted the home. 3 have now missed out and are still looking.
We have buyers who are already pre-qualified with their finances and ready to purchase. Auctions are working very well at present, however I would need to meet with the owners first to ask a few important questions to see what method of sale they feel comfortable to use, and explain the benefits.
I would suggest a marketing package that includes: professional photos, brochures and floor plan, signboard, internet and possible Messenger and Advertiser advert. I also utilise my database of buyers that I could contact immediately. I would also be very happy to appraise this vendor's home, and explain my strategy to attract the same interest and results as my other sales.
When Listed for Price (Private Treaty) I always meet with the buyer and present offers to the owners on a written contract with the Buyers Highest Price Declaration. This encourages buyers to submit their highest and best offer rather than just testing their offer. This is where I utilise my strong negotiation skills. This is a proven method in achieving outstanding results, if my clients don't want to sell by auction.
At an auction campaign, if we advertise "no price" we give prospective buyers recent comparable sales at opens, that help buyers with the pricing of the property. This proven method achieves great results.
We implement strategic marketing campaigns to attract as many buyers as possible to the property. We rely heavily on our database of buyers. Auctions are an ideal way to sell for home owners, as all registered bidders must have their finances in order, there are no conditions, no cooling off, everything is done at the fall of the hammer. It is a proven method in achieving a great sale price in a shorter time frame. Let me do the same for you!)
