About Phil Crowder

A long-time Adelaide Hills local, Principal Phil Crowder has spent two decades in the real estate arena, making him one of the area’s most experienced and respected property identities. With the formally named James Partners agency since its inception, he has realised his vision to create an agency which offers something more than the competition. Method of Sale

In the current market our recommendation is by Private Treaty with a fixed price or a small range. In real terms many purchasers dislike Auctions or Tender and reduces opportunities in the sale process to obtain the best price. In this area and in this market purchasers are more comfortable with private treaty and gives the property better exposure to a broader market.

Time Frame

Our general sales period is around 60 days with properties that are priced accordingly. We have some properties that sell within a week or two and likewise some that take a bit longer depending on what buyers are in the market at the time.

Predominately Internet based marketing, with minimum newspaper advertising if required, professional photographs and floor plan. Photo signboard if required.

The following check list will provide you with an accurate guide to the successful sale of the property. Each week we will endeavor to keep you fully informed of the progress.

11. Brochures made
12. Signage will be arranged
13. Generate interest through the surrounding local residents
14. Launch our media release promoting the property, including internet and paper if required.
15. Conduct private inspections and open inspections

17. Negotiate sale at the highest price possible
18. Await your decision of what is acceptable to you
19. Once the above is achieved we will execute all paper work
