Property in Alderley is considered very marketable and given the general consensus that we are in a “seller’s market”, it would be appropriate to bring the property to the market quickly to capitalise on buyer activity.
We are experiencing an active period for selling homes with plenty of buyer activity. So now is the perfect time to start marketing your property.
Properties in the Alderley and surrounding areas are well sought after due to their location to the City, major Universities, Hospitals and Shopping Centres and consequently attract buyers from a number of buyer sectors (students, first home owners and professionals etc).
Accordingly, these properties are generally marketed to a higher income socio-economic group through larger more prominent ads that provide potential buyers with much more information and visual tastings that evoke sentimental and emotional buying impulses.

Due to our Agency subscription with realestate.com.au, we can source the 45 day rate at $1794 (discounted from $5000 for 30 Days). The benefit of this listing is the obvious rate discount, however it also provides a dominant listing which is a much larger size of a standard ads, has a better photo carousel and appears above other search results, including greater region searches (i.e. Queensland, Brisbane, Brisbane West Suburbs for example). Combine this with the fact that at the end of every 15 days the listing is automatically returned to the top of the list where it is again given the top position. We also propose that we conduct an eBrochure mail out to the realestate.com.au buyer database at day 7 to promote the property to those active and/or passive individuals that have expressed an interest in similar property types in your area. This is an extremely valuable marketing tool as we are able to target individuals who are TRULY interested in buying as opposed to blindly targeting a Real Estate office’s dated database that is virtually useless.
Included in our marketing program we will undertake a number of brochure and flyer drops to surrounding streets to capture any interest of local residents (1 in 7 sales are to local buyers).
Presentation is the key when selling a property and accordingly we insist on having professional photography and or video to highlight the property to its fullest extent. There is a number of packages available starting as low as $165 and are value for money in the selling process.
It would be our intention to conduct a number of “Open for Inspection” sessions each week (subject to your approval) to capture buyer interest and feedback.
