PUBLIC AUCTION would be our recommended form of sale. Advertising without a price will allow the market to determine a personal value to the home, as there may be buyers who will be emotionally impacted by the style and presentation of the home.
TIMING & STRATEGY
A Professional Photographer will be organised for the day photography on the home. This will be used in preparation of brochures, signboards and display material. During this period we'll start preparing our buyers from the database to view your property.
A floorplan of the home will be organised to showcase the room sizes, site plan and different levels.
An 8’ x 4’ Prestige Signboard with 1 photo is placed at the front of the block and notification relating to the property will be distributed to the neighbours in the Kogarah area.
A bulk SMS of our clients (246 clients looking for home around $600,000 plus range) and inclusion in our monthly email alert to approx 7800 clients of our database will be organised.
As part of our social media marketing, the property will be displayed on our facebook page at www.facebook.com.au/rhsanssouci along with another 14 sites, and on www.twitter.com/rhsanssouci.
A global database email alert to over 7,000 prospective buyers will be organised throughout our network for clients looking to buy in the St George and Sutherland areas

A professional video will be prepared and posted on video sites such as www.youtube.com/rhsanssouci where we have a dedicated channel. It also appears on other sites such as realtytube.com.au. It will be placed in our LED window displays at our Sans Souci office. This allows for up to 10 photos of the home to be displayed.
Open Homes will commence on Saturdays and inspections by appointment can also be provided.
Our initial open home will be to our database and an invitation to our buyer agent contacts will be organised.
On Tuesdays, I would like to organise a meeting to discuss the prior week’s inspections and comments from interested parties. If this is not practical, a report can be emailed out to you.
The advertising in the St George Domain Leader will consist of two quarter pages and accounts for 60% of all new buyer inquiry.
An editorial submission will be organised in the St George Domain. This is not guaranteed but the quality of the photography should ensure this should be selected.
We will commence our drop of 1,000 A6 drop cards around the home, and a personal invitation can be organised to the neighbours and adjoining streets. This may well provide the local heart buyer.
At the end of the fourth week , an on-site Auction would be organised
