It is our experience that properties offered for sale by Private Treaty tend to generate significantly more buyer inquiry and inspections than those advertised by auction. However for the right type and style of property auction has proved to be a very successful method as well.
As the Nambour market has certainly improved over the last two years and in particular this year alone, we are now starting to see multiple offers being made on properties. I have therefore been using more of the ‘offers above’ strategy or ‘buyer range’ strategy (depending on the individual property) to facilitate a stronger negotiation and maximise the sale price.
I place a lot of emphasis on creating as many inspections as possible in the first three to four weeks of a campaign to generate as much buyer competition as possible which also creates a better sense of urgency as well. I find that Saturday open homes are a great way of achieving this as all marketing advertises an open home timeframe. I understand that some buyers cannot attend inspections on Saturdays so midweek inspections are also common place.
It has been my experience that the vast majority of buyers for Nambour & surrounding suburbs are first home buyers, families & investors and are usually quite internet savvy. As such we suggest having the property professionally photographed and using a strong internet based campaign advertising on over 12 internet sites including realestate.com.au and domain.com.au (popular with our southern buyers). Our office does this by default at no extra cost.)
