Without seeing the property or knowing where it is I would suggest an auction campaign. There is a shortage of quality homes available and auctions campaigns often surprise us as agents to the delight of our vendors. There is no ceiling to the price achievable!
Presentation- It will be crucial in getting the most buyers to the open days, I would love to inspect to see if any works are required before the market going to market and whether professional styling would increase the value,
Promotion - The more marketing allowed increases the chances of accessing more buyers. The internet will be your main driver, however there is still some sections of the passive market where some print media is still a viable option. I will certainly offer you a tailored strategy to best suit your home, it is not a scenario where "one size fits all". Each properties requires its own strategy to effectively promote it correctly.
This will mean come auction day, you and I can look each other in the eyes knowing we have done all we can to ensure the premium price is achieved.
Some vendors can make the error in doing an amazing renovation without investing in the marketing. If the market isn't aware of the property, it will effect the sales price.
Price-This will be governed by the marketing, presentation and agents skill set and hunger. I will certainly guarantee a world class process which will deliver the premium price.)
