There are three main methods I would utilize to market the property: market to our database, market to the international market and the general public.
1. LJ Hooker Real Estate Database: We will submit the property to buyers on our database. Note that each sales agent at LJ Hooker will be communicating and submitting the property to their database. We rank people on our database as cold/warm/hot depending on their buyer status. We also write notes based on where they are looking for and price range so that we are able to pull out all of our hot leads for your property first, and then warm leads, etc.
2. International Market: We have a very unique ability to capture the international market and specifically the Chinese market as mentioned above. As it stands today, we have a database of over 1500 qualified Chinese buyers based across Melbourne, interstate and in China. These clients are loyal to our agency and will be seeking investment properties or properties to call their primary or holiday home in the future. We work with over 20 agents in China and will also draw on the LJ Hooker local and global office network of over 800 offices including China, Dubai, USA, India, Japan, Indonesia and more.
3. General Public: We will market your property in the local area and Melbourne market. We will place your property on our website ljhooker.com.au which is Australia’s Number One agent website. We will also list your property on realestate.com.au, domain.com.au, homehound.com.au, thehomepage.com.au, propertynow.com.au, realestate1.com.au, propertynow.com.au, realestateworld.com.au, myopenhometimes.com.au, iProperty Group, Righmove.co.uk and Juwai.com (China’s largest offshore property website). Aside from online advertising, we will also organise a for sale board, professional photos, copy writing, quality brochures, and can also discuss possible newspaper advertising in two Chinese newspapers (Chinese Age and Pacific Media) which can be a strong source of enquiry and ultimately sales.
