It would be my recommendation to use a private treaty to sell the property. Auctions are only really appropriate if you need to sell the property fast or if it has an amazing feature as like a great view or an amazing pool, that purchasers will be excited over and so create a market needed to create price competition during the Auction process.

Free marketing is never really Free (nothing is), it is hidden within the administration costs, or is of such poor quality that it is ineffective and cost you money in the long run (but we can talk this through when we meet face to face).
