In the first instance, to get your property rented when we receive enquiry we would make private inspections with the prospective clients, that would suit them best – We can offer before and after hour appointments if we cannot make a suitable time during the business hours.
We would also do Saturday viewings as we find this also works for prospects that cannot get away from work during the week. Please note, Saturday viewings play a crucial part in renting your property as most prospects work Monday Friday 9.00am – 5.00pm.
At all of our inspections, we would have a brochure (often only ever found at sales inspections) to give to each prospective tenant, this same brochure is also displayed in our shop front window.
During this entire process we will update you as we progress throughout the marketing campaign; we will send you statistics with enquiries, which compares to the market average via PDF – this is generate through realestate.com.
We process tenancy applications as a matter of urgency, we would do all reference checks (current living i.e. Home ownership or rental reference, confirm employment, personal/character reference checks, tenancy default database checks) then present the applicant to you for your decision.
Once approved, we present the approved applicant with the tenancy agreement to sign and return within 24 hours; they will at this time be required to deposit the initial 2 weeks rent and full bond (4 weeks rent). Once this has been secured, we would then remove all adverts and the for lease sign from the property.)
