What's included in property management fees?
Most landlords pay two core fees, plus a handful of smaller charges depending on the agency. Here's what to look for when you compare property managers.
Management fee
The ongoing percentage of your weekly rent that covers day to day management. Rent collection, tenant communication, maintenance coordination, inspections and reporting.
Letting fee
A one off fee charged each time a new tenant is placed. Usually expressed as a number of weeks' rent. Covers advertising, applications, tenant screening, lease preparation and bond lodgement.
Marketing fees
Costs for advertising your rental on the major listing sites, plus signboards and photography. Sometimes bundled into the management fee, sometimes charged separately.
Lease renewal fee
A fee when an existing tenant renews their lease. Often a flat dollar amount or a small percentage of annual rent.
Routine inspection fee
Some agencies charge per inspection. Most do them every three to six months to check the condition of the property.
Annual statement fee
A small fee to prepare your end of financial year statement for tax time.

Frequently Asked Questions
We help you compare top local property managers side by side based on commission rates, recent sales results, marketing approach, service fees, and reviews. So you can choose the right property manager for your goals.
Management fees typically range from 5% to 10% of weekly rent, but that's rarely the full picture. Most managers also charge a leasing fee (usually 1 to 2 weeks rent), routine inspection fees and sometimes a lease renewal fee. LocalAgentFinder lets you compare the complete fee structure, not just the headline rate, so you know exactly what you're paying for.
Yes, LocalAgentFinder is completely free for landlords. No hidden fees, no commissions, no catch. We make money through a pay-on-success fee charged to property managers, only when they win a listing and successfully place a tenant. You never pay a cent.
Most experts recommend speaking with at least two or three property managers before making a decision. LocalAgentFinder makes this easy. You can shortlist, compare and connect with multiple managers at once, without having to chase them down individually or sit through pitches before you're ready.
