They factor in your home's condition, recent renovations, kerb appeal, suburb demand, and sales they've personally handled. An online estimate is a computer-generated figure based on comparable sales data — useful as a starting point, but it can't see inside your home or weigh up local buyer demand the way an agent walking the property can.
