But I have never seen the difference in pricing at the moment, and the low values (Bank Valuations are placing on some properties, which in turn is reflecting on sales)
I will also undertake a RPDATA valuation at my cost, so see statistically where your property sits in the current environment.

Selling Your Property: Gold Coast Market
We recommend when you sell in a property in today's market you don’t put a price on it, when perspective buyers enquire, you give them a guideline on where you believe the property is placed and were the owners might consider selling. Ie: the owners are expecting in the low to mid $400 range etc.
This way you have made contact with the buyers and can negotiate a sales forthwith. The prices I have given are only a guideline, as the market really dictates the price, but the process does work and generally leads to multiple offers, this also gives rise to a great return on the sale price.
How long a property takes to sell, is in direct relation to how many of the same are for sale, and how many buyers are looking for a property like yours. The buyers in the market at the moment are investors and first home buyers, and these people don’t need banks so they are savvier, so if your area is getting bad feedback from the media at the time they use this to drive the price down etc. Reason for not putting a price on the property. The buyers that do need the banks are being drawn over coals for information and servicing, this delays the contracts and settlements.
There is no good or bad time to list a property, it's get it listed and gauge the feedback, and from this feedback you can make your own decisions in selling or hold on.
I have a huge DATABASE of buyers (OVER 15000), Buyers ready to purchase now for the right properties. So the first step would be an electronic mail out at time of registration for the properties, we have been known to rent and sell properties immediately due to having the right contact registered.
