Every property is different and tailored to the type of marketing method necessary to achieve premium price. Not every method works for every property and that's why it's not as simple. However, I have taken the time to mastering every method so we get the best out of the market at all times. Depending on the price of the property. Some very strong approaches are pricing but understanding how to price it and price it correctly is a skill set which takes experience and a clear understanding of the current market. Some of the more unique properties are suggested to have no price as the market values Niche properties differently and we don't want to under price or over price the property but just as damaging to the property. Over priced and we sit in the market for too long, under pricing and well you know we miss out on the premium someone else might have given. Because I understand this so well, most of my properties don't last on the market longer than 3 weeks.
