We recommend that advertising commences at least 4 weeks prior to the property becoming available to move into (if possible) as many tenants are currently in a position where they need to give their own notice to vacate on their current property.
Advertising on the internet is by far the most successful method of advertising the property. For $220 incl gst, your property will be featured on 13 websites including the two most popular searched which are realestate.com.au and domain.com.au.
A for lease board on the property will also create extra exposure, however this is optional.
Our inspections are carried out privately and one on one - keys are NEVER issued. We will schedule open for inspections on a Saturday and during the week for 15 minute intervals. The landlord will be updated on our leasing efforts and progress at ALL times.
Once an application is submitted, we do a very thorough check on same. The applicant must submit copies of bank statements, pay slips, accountant details if self-employed and photo identification. We will then proceed to contact current employee references and also current landlord/agent references.
Once a property is confirmed and leased, our management consists of a 3 monthly inspection and 6 monthly thereafter with thorough reports and photos where applicable sent to the landlord.
An extensive entry condition report is also conducted on our Condition Report Ipad app which depending on the size of the property - can be up to 70 pages long. This is accompanied by photos at entry. In addition, all maintenance is overseen together with ensuring lease renewals and rent reviews are facilitated. Rental Arrears are controlled on a daily basis - ZERO Tolerance is our Policy.
Landlord rental funds are also disbursed Monday to Friday. As soon as the tenant pays the rent, we release funds to the landlord on the same day.)

Well the settlement went through OK yesterday, and I farewell my rental property.
