FineLife Property (formerly Barb Johnston Property) was established as an independent agency established in 2006. Having worked in the real estate industry since 1992, all within the inner south of Brisbane, I wanted to offer a much more personalised service so prospective clients knew who they would be working with when they sold such a significant asset.. As a selling Principal, I have continued to live and work locally throughout my entire real estate career.

Being an independent agency, there is flexibility when it comes to making decisions on the spot that will help you with your sale and give you the best result for you and your circumstances! It also means that we choose to handle small volumes of property at any one time to ensure that we maintain that very personal, hands on approach to your sale. This is done without compromise to the quality of service or level and currency of our professionalism.

FineLife Property is a "Sales Only" business and any property management requirements are selectively referred to and managed by an affiliated "Property Management Only' business. This associate has the same professional values and ethics so our shared philosophy allows us to concentrate on doing what we love, what we are best at.

The core activities of FineLife Property are in providing real estate services to residents in the local area and we particularly like to assist in Seniors with their real estate needs. Our service hub includes Annerley, Tarragindi, Holland Park, Yeronga, Yeerongpilly, Tennyson, Fairfield, Moorooka and Mount Gravatt. Marketing Plan

Did you know that selling your property is more about having a sales plan than anything else? Therefore, the selling strategy for your property will be dependent upon a number of circumstances that are specific to you. In that regard I do not feel that there should be a ‘one option fits all’ approach.

The major factors that will determine what is the best strategy for you will depend on:
1. Your personal situation which must be considered first and foremost.
2. Timing in the market place.
3. Property presentation.
4. Demand for your type of property. It is very high for houses though units tend to be slower with the volume of new stock emerging into the market. But that is the market today. Next year could be quite different.

Once we have clarified the most important considerations for you, then it is a matter of fine tuning how best to price you home and which method of sale will be suit your situation.
Is it to your advantage to sell with a price or without?
What is the best way to handle the price of the property to attract the widest market?
Is it to your advantage to sell by private treaty, auction or fixed date?

We are currently in a market where multiple offers are common and this is driven by buyer demand and owners who are realistic with expectations. Part of the success of these sales can be attributed to pre-sale preparation by the owners. We will offer advice and access to services to help you get ready for sale.

Other things that may need to be considered are the circumstances of the people directly affected by the sale.

Buyers respond better to property that is listed with a price indication at the very least rather than 'no price' or 'price on application'. We have a variety of ways that your price can be presented to the market so that it creates the broadest appeal. It has been demonstrated time and time again that the more people who are aware of your property being for sale will increase your chances of a better sale price. Therefore it is vital to create an environment that encourages Buyers to inspect your home.

My recommendation for your property would be to utilise a marketing plan similar to the following to give it appropriate exposure:

A highlight listing on for every property - the second highest level of listing exposure available for If you feel your home has potential to suit a more exclusive market, then there are other options you may wish to discuss.
A professional photo shoot - this may be varied if the property is tenanted as I do not believe in photographing internally just for the sake of it if tenants do not present your property in an appropriate manner. It can actually reduce its potential value.

With the suggested marketing, your should have a fairly clear idea of the market's response to your property within the first 2-3 weeks once you are on the market. You will be provided with options to upgrade your marketing if necessary based on your individual requirements.

As mentioned above, homes are in strong demand in this area right now with sale times for well priced homes being reasonably short - between 1-4 weeks. In the lead up to the Christmas period, Brisbane tends to slow a little. Our Sellers are encouraged to be in the market when Buyer activity is greatest.
