The best selling strategy at present which is achieving outstanding results is two weekends of marketing property without a price as " Preview" then after talking with my vendors going with a " Best offer over" strategy. It is working well simply because it is confusing the buyers and all properties we are selling are attracting premium prices as there is more than one buyer putting in genuine bids therefore creating healthy competition. Therefore we like to talk prices up, not down! If you put a fixed price on any property, the buyers immediately deduct a minimum 10 -15% off the fixed price as they know sellers put a little bit of meat into their price to allow for bargaining. The likelihood of me getting that buyer up to the level where we need to be is very low. However, the best offer over strategy confuses the buyer and they become easier to work with as we can only go up in price, not down. That is my job, to get the highest possible price available from the market place. We use up to date marketing strategies that simply get results! We work our data Base of clients diligently to get a premium price for our vendors in the shortest possible time frame I would dearly love the opportunity to discuss our marketing strategies with you face to face.
