MARKETING STRATEGY FOR PROSPECTIVE SELLERS
At our initial meeting you will receive a booklet I have prepared on how to maximize the selling price of your home. I go through the entire home and write a Features List including every detail of your home. This list is then given to every prospect who makes an enquiry, either by email or at the open home. The more items included on the list the more I can justify the asking price.
The following is my suggestion for the best way to market your home in the current market conditions.
• Set a definite asking price – to be adjusted after 2 weeks if no positive response
• Professional photography – makes the world of difference as most buyers look on the net first. Same photos get used for the sign and all flyers and brochures etc
• Internet exposure on realestate.com.au, domain.com.au, our own International site, several other related sites, and my own personal site, www.iamchrismurray.com.au
• Install a signboard
• Flyers to be distributed through the neighbourhood
• Open homes to be conducted at a time to suit. I suggest both Saturday and Sunday for the first month.
• Viewings will be conducted through the week by appointment
• Weekly reports will be emailed to you to advise on progress and comments from prospective buyers
• Encourage the buyers to make an offer acceptable to you as sellers, then to negotiate with the buyers to get you the best price that they will pay. Through years of experience I have found that it is very rare that the buyer will stick to the first offer.
In order to get you the best possible price that the market will pay it is imperative that your home receives the best exposure possible and I feel that the suggestions above will do that for you. Most of the enquiry these days comes from the internet, however if after 1 month the home remains unsold then I will look at updating the marketing to include print media as well.
