Given the perpetual interest generated by homes in Maroubra, Coogee and surrounding areas, together with your property having all the ingredients to create competition by the buying public we therefore recommend with confidence a sale by public auction.

Some benefits of conducting the sale by auction are as follows:

An auction date will provide a deadline for buyers to work towards, therefore creating competition in the market place

A sale by public auction is an unconditional sale - there is no ‘cooling off’ period and the sale will not be subject to finance

As a vendor, you are in a much stronger position to set your terms and conditions to suit yourselves in an auction campaign

The auction process has a finite time frame. The whole process should be concluded in three to four weeks. The average sale time for a private sale campaign is around six weeks, although the current market can see some campaigns pushed out even longer

If a strong offer is made during the course of the campaign, you can still sell the property prior to auction. We will always submit all offers for your consideration.

I am also aware that auction isn't for every person and we do also sell a fair amount of property using the Private Treaty method. I am happy to explain in more details the benefits of each method.

I also feel that the recommended marketing budget is a very difficult aspect to recommend if I haven't seen your property therefore I would prefer to sit down and tailor the marketing campaign to suit
