You can probably find agents who will do a lower commission but we believe you get what you pay for and any lower commssion is not sustainable for providing the service required to drive the best possible price for vendors.
Our agency specialises in the management and sale of properties around the harbour-front and surrounding suburbs of the lower north shore and we pride ourselves on our ability to maximise the value of properties in the area. We particularly specialise in the sale of sub-$1m apartments and will provide you with total focus on your property, many of the big name agents are really only genuinely interested in the trophy (mulit-million $) properties.
Approach to Marketing and Sales Budget
The local market is now heavily weighted to people searching on the internet from wherever they are in the world. Around 85% of buyers now actively use the net to search for property. Our strategy is to use the major sites (Domain.com.au and Realestate.com.au) and a number of peripheral sites as well as our own website in marketing properties. It is important to provide the information buyers need and to have excellent photos to show the world how good the property looks – we have buyers all over the world looking and enquiring about our properties. We find that apartments at this price level are regularly sourced by buyers over the internet and an excellent volume of buyers will be sourced through an intensive internet exposure on a range of sites with the use of Featured Property placement.
Advertising in the colour publications, Mosman Daily/North Shore Times and Domain North is pushed by a lot of the franchise agencies as it helps build their brand. There is a fraction of people who will glance through these papers and are maybe not actively looking for property but may get attracted to a property through these ads. However, it is very expensive to attract these people – say, $3000 for a half page 3 week campaign. We would suggest these publications only if we were marketing for an Auction or EOI campaign, otherwise we are confident we could effectively market your property without these costs. An alternative or an addition to the print campaign is additional spending on the internet campaign for further higher priority feature advertising on Domain and/or Realestate.com. Any print advertising is passed on to you at cost and we do not add any margin or handling fees.

The potential components of our costs are as follows:
• Commission 1.75% including GST
• Mosman Daily,Domain Only if requested, at cost.
• Photography & Floorplan $400 for 5 photos and floorplan ($45 for extras) .
• Internet $1880 for all listings (incl: Realestate.com.au,
justlisted, mmpre.com.au & eac.com.au) and includes a 4 week Premiere listing on Realestate.com.au and Feature Listing on Domain.com.au. This fee covers duration of campaign, for however long it takes to sell.
• Brochures and flyers Professional production (approx.) $200
• Signboard Around $200 - 300 depending on size
I got lucky. Through a friend I found these guys. After meeting them for 30 seconds I had made up my mind. Totally honest, no oversell, no b-s. And did they ever deliver! Took some time to sell my property but every time they turned up for an open, it was with the same gusto. My estimate is that they averaged 4 openings per week due to private viewings (on top of the normal openings), that really is something. It was like it was their own property they were selling!
