Unlike most other agents, we have one central inquiry log. We record the details and requirements of all buyers that contact our office.
Sellers usually have an emotional attachment to their property. Knowing this, most agents will inflate the price, be very vague, or avoid it completely, to give themselves a better chance of getting the job. Research shows that if you don’t have a price, you “will” lose some buyers, but if you price it too high, you could lose ‘all’ the buyers.
We recommend marketing ‘with’ a price in most cases. It’s important to remember, a fair price will attract more buyers, create competition, and enable us to push the price up.
If the property is unique and difficult to price or where there may be a very broad range in the selling price, marketing “without a price” may be the best option.
Regular feedback is important, every few days and after each inspection.
