The property market in the Barossa Valley and surrounding areas has not slowed down since the beginning of 2012 with a continued lack of stock. Record low interest rates and a large number of buyers competing for a small number of available properties. As we move into the Spring we usually see more homes coming onto the market, but this year seems to see an even tighter across the board with the amount of property becoming available.
The lack of available residential stock is a result of sellers worried that even though they will achieve a great result for their home, being able to buy back into the market with so little to choose from and increasing prices appears to be holding people back. We are experiencing low days on market for the majority of our residential sales as a result of solid buyer activity. Buyers are becoming increasingly more organised with pre approval and being in good positions to purchase.
Property investors are very active in the Barossa region. Senior property manager Shari Rakic and her team are well known to many landlords throughout the district, between them over 30 years of industry experience. With very strong points of difference and a high standard of ethics, they offer services unmatched in the market.
Farms and small acreage is in huge demand, buyers have registered their details with our office and are eagerly awaiting opportunities to purchase. We have seen a significant drop in the amount of rural acreage changing hands in the last 18 months. Strong commodity prices and predicted high rain fall has entrenched many farming families. Farm and grazing land prices have exceeded expectation at our auctions held in the past 12 months and we see this is a trend that will continue.
Vineyards and particularly Barossa Shiraz is particularly short, with limited land and water available for new plantings. We are seeing local and international buyers very keen to purchase and capitalise on future expected price increases for Barossa fruit. We have sold everything we have had this year. Being a grape grower for the past 16 years I also share the renewed optimism in vineyards in South Australia. Many growers across the state have held in there in very tough market conditions, it’s nice to see some light at the end of a long tunnel. “There a few new vineyards coming onto the market in the next few months and will be very hotly contested” said David. We have ensured that our database of disappointed buyers from the vineyards sold this year is kept up to date on market activity. There is continuing strong demand for small to medium sized wineries, brands and vineyards.

The Barossa region is benefiting from strong employment and international exports. Our facilities, schooling and services continue to make this region a very popular choice to live.
