We try to keep the marketing budget to a minimum, and because of our huge buying power with Realestate.com, Domain, Melville Herald and other media and website outlets, we are able to get bigger advertisements and more bang for the buck than other agencies. Any money not spent will be refunded.
We also understand that as an owner, you would want to pay the least amount in terms of commission and marketing fees. There are many agents who are happy to take on a listing providing highly discounted fees. These are what I call cheap agents, because the only listings they have are usually overpriced and under marketed. Over a period of months, the price comes down and down and eventually the second or third agent sells the home for much less than the property is worth; why because the vendor could save a few thousand on the agent's fees. This is your most valuable asset - why take a risk for a couple of thousand dollars. At the end of the day, an agent that is prepared to negotiate strongly for you to get the best price that is available in the market place can benefit you by a lot more than a couple of thousand dollars.
Our marketing plan is based upon getting the property sold within the first few weeks whilst the property is fresh and attractive to the buying public. Within this period we also introduce the property to our buyer database which is enormous; because we sell more properties, we also come into contact with many more buyers.
