Successful marketing of a property starts with correct pricing.
The most expensive marketing campaign is of no effects if buyers perceive a property as overpriced.
Presentation is paramount and attracts buyers' interest.
Less is always more and an empty property will find a new owner quicker than a cluttered one.
People want the experience of space and need to able to see themselves living in a property with all their possessions.
Depending on the type of property professional styling might help in achieving a premium result.
The internet is the most commonly used advertising portal and all properties are marketed via the web nowadays.
We advertise on realestate.com.au, domain.com.au, allhomes.com.au, the homepage.com.au,
homehound.com.au, realestateview.com.au, homely.com.au and of course the Laing + Simmons website.
Much more costly though, but printed media still works, especially with higher end properties where buyers are attracted by large and well styled photography.
Some properties are harder to price than others and they should be marketed for Auction.
Also properties with outstanding features or in areas of high demand should be sold by Auction rather than by Private Treaty. This is our suggestion but we always work with what is most comfortable for every individual client. There is one size fits all approach.
Usually I begin every marketing campaign with a VIP invitation to our data bases and colleagues from the industry. Often properties get snapped up by buyers before the public display which will save the seller most of their marketing expenses and also the efforts around open house inspections.
Again, this will all be on the agenda during the listing presentation and every sales strategy will be fully customised to the needs and wants of the seller.)
