Selling by Private Treaty

Sale by private treaty requires the seller to set a price from the beginning of the campaign. Your agent and our tips on Property Value can help you with this process. Many sellers have a tendency of initially setting a higher price as they think buyers are likely to negotiate the price down. Doing this can be counterproductive, so this is when an experienced agent becomes a vital source of information. Ask for their guidance when establishing your asking price and refer to comparable sales in your area.
In general, sale by treaty gives the seller greater control over the sale, more time to consider offers by potential purchasers and the ability to extend the time the property is listed on the market (although this often leads to potential purchasers wondering why the property is not selling). Plus potential purchasers must make offers on your property 'blind', this means without knowing what other buyers are willing to pay.

The “From” Method

Another method of marketing the property would be to use a “From” Method.
This could be expressed in various ways.

• EOI (Expressions of Interest) over $
• All Offers Considered
• Buyers Over $
• Offers Over $
• From $

You certainly would have seen adverts in papers or online like this – Offers Over or From etc
When you see this used we would expect offers of around 3-5% above this base figure….then the negotiation begins.

Often the final sale result is around 3-5% above that figure.

Example in your case we could use something like ……… Offers From $

Straight up price method

The other way to approach the pricing is to set a slightly higher price than the appraisal may suggest and let the
buyer make an offer lower than that price.

We have all seen this method and it is by far the most common way of listing a property for sale.

Again it is an unwritten rule that buyers would expect to be successful with an offer of around 3-5%
less than this advertised figure…. and we can then negotiate from there.

Often the final sale result is around 3-5% lower than the advertised price.

Example in your case we could test the market at say $

I would like to list at a lower price. This should generate a lot of interest and give us a choice of buyers. When we have a pool of potential buyers it enables us to push the price back up in a bidding war. This tactic frequently gets the vendors requested price, sometimes a higher price as well.
